When was the last time your home in Warwickshire had its electrics inspected? Let’s face it, if you haven’t had any issues in the last five, or even ten years, probably never! Did you know it's recommended homes across the UK have a full Electrical installation Condition Report (EICR) carried out every ten years? Although not enforceable by law, the recommendation is strong and should be taken seriously, just like your car’s yearly MOT.

What is an EICR?

An Electrical Installation Condition Report, or for short an EICR, is an in-depth electrical assessment performed on all types of properties. The EICR will detect any flaws with your electrical system which may need attention or upgrading. This ensures your electrical system is safe and electrically compliant with current safety regulations. The report uses grades to determine urgencies and which, if any, faults need attention first.

EICR Codes Explained:

-    C1: Suggests danger is present and urgent remedial work is required.
-    C2: Suggests potential danger, remedial work is needed as soon as possible.
-    C3: Suggests improvements are made.
-    FI: Stands for ‘further investigation’ & means further testing is required to understand the fault.

Common EICR Fails & How to Avoid Them

Common EICR fails include:

-    Damage to sockets & switches
-    Faulty wiring
-    Broken light fittings
-    Lack of safety devices like RCDs
-    Insufficient earth bonding & more.

To avoid failing an EICR, you should keep up to date with electrical inspections and ensure faults are repaired promptly. If you notice things like flickering lights, burning smells, frequent tripping or even hot sockets and switches, we strongly advise you consult your local electrician before more issues arise. Leaving faulty electrics may cause further damage down the line costing you more time and money.

Do I need an EICR to sell my house?

Although not a legal requirement, an EICR could make selling your home easier, especially if no faults are found. Even if defects are spotted, getting these professionally repaired post EICR will give your potential buyers peace of mind, often leading to a quicker completion.
