The EICR

An EICR is an Electrical Installation Condition Report. This is a worthwhile and valuable document when produced by a reputable electrical company or electrician. The document is produced as a result of a PERIODIC ELECTRICAL INSPECTION.

The document and inspection process are often referred to by many casual terms such as:

  • Landlord Safety Certificate
  • Electrical Certificate

There are no doubt other terms floating around out there as well.

What is a Periodic Electrical Inspection?

A Periodic Electrical Inspection is an in-depth and thorough examination of the electrical wiring in your property. We specialise in domestic installations and an examination of an electric system in a domestic properties takes anywhere from 3 to 6 hours depending upon the size, complexity of installation, number of circuits and access conditions.

The electrical inspection will include the following:

  • In depth electrical testing at the fuse box / consumer unit
  • Testing at plug sockets, switches, and other electrical points
  • Visual inspection of accessories and fuse box / consumer unit
  • Applying ‘codes’ to any issues that are found

What is the EICR document?

Following the electrical inspection, the EICR is produced. The document varies in length between 5 and 9 pages usually and will include the following:

  • Details of Mains Equipment
  • Circuit Details
  • Consumer Unit / Fusebox Equipment Details
  • Details of Mains Equipment
  • Test Results for Circuits
  • Test Results for incoming Supply
  • Observations of the inspector

The document is useful to prove the condition of the electrical system to potential buyers, the homeowner and tenants or governing bodies when renting. The most recent and previous EICR documents can also prove that the system has been properly and professionally maintained (like a car log book) which may prove useful in the case of insurance claims.

When should I have a Periodic Electrical Inspection carried out?

A privately owned domestic property should have an electrical inspection carried out every 10 years as a minimum. This is recommended by the Institute of Engineering and Technology (IET).

Where the property is rented, the inspection frequency should be changed to suit the circumstances. The minimum frequency is every 5 years but this could be shortened depending upon the previous inspectors’ recommendations.

Where electrical systems are showing signs of wear and damage, the electrician (inspector) producing the EICR may recommend that the next inspection is carried out sooner.

There are also circumstances that would mean an inspection is recommended such as following a fire, flood or other trauma affecting the wiring system in a property.

What is the cost of an EICR?

The cost of an EICR will often depend upon the number of electrical circuits that require inspection, the number of consumer units in the property, the size of the property and the accessibility of electrical points for inspection.
